Viceroy to expand portfolio into Sun Valley with new resort

Viceroy will expand west with The Harriman, a Viceroy Resort, set to open in June 2026 in downtown Ketchum, Idaho. Located near Bald Mountain’s River Run base, the resort marks Sun Valley’s first luxury hotel and for-sale residence offering, according to the company.

The Harriman is named in tribute to W. Averill Harriman, chairman of the Union Pacific Railroad, who was instrumental in the creation of Sun Valley Resort in 1936. His goal was to find the ideal location in the American West to develop a European-style winter sports destination that could be easily serviced by the Union Pacific’s national rail network. Today, Harriman’s legacy is woven into the resort’s DNA, from its mountain spirit to its refined design and strong sense of place.

“The Harriman has been a vision of mine for several decades, and bringing it to life with Viceroy is an incredible milestone,” Jack Bariteau, real estate developer and managing member of the development company, said in a statement. “Sun Valley has long deserved a destination that reflects its authentic heritage and natural beauty, and Viceroy’s involvement ensures this will be delivered at the highest level.”

We want to honor this place’s history while creating something lasting for generations to come,” said Andrew Blank, majority owner of the project. “This project is deeply personal for me. My family has been connected to Sun Valley for over 50 years, and The Harriman is a celebration of Mr. Harriman’s legacy and a way to reimagine it for a new generation.”

The design team includes John Davis of Hornberger+Worstell (architect of record), Mark de Reus and Chris Strahle of de Reus Architects, and Fatima Silva of FDG Design Group.

The property will have 73 guestrooms and 12 single-level penthouse residences, all with views of Idaho’s Rocky Mountains. Amenities include a 5,070-square-foot full-service spa, a 1,130-square-foot fitness center, six treatment rooms, an indoor thermal pool, cold plunge, sauna, and steam rooms. A rooftop observatory and outdoor terrace bar will provide unobstructed access to the Central Idaho Dark Sky Reserve, the first designated preserve of its kind in the U.S. and one of only 12 globally.

A mountain-modern food and beverage program will include a full-service restaurant, zinc-clad bar, café and ski concierge, seasonal terrace and bar, and 3,275 square feet of meeting and event space. The kitchen will highlight local purveyors and Idaho-grown produce, beef, dairy, and fish.
