Kabani Hotel Group closes sale of Alabama Days Inn

Kabani Hotel Group sold the Days Inn Foley in Foley, Ala. for $3,515,000. The transaction was led by Ahmed Kabani and Lucas Mondino. Other terms and conditions were not disclosed.

The 42-room property was sold at a price per key of $83,691, with a revenue multiple of 3.83x and a CAP rate of 13.1 percent, making it an attractive acquisition for investors seeking high-yield, cash-flowing assets. The transaction closed just 120 days after listing, underscoring sustained demand for strategically located, limited-service hotels in Alabama’s growing hospitality market.

The region is bolstered by its proximity to Gulf Shores beaches, the OWA Parks & Resort and Tanger Outlets, a major retail draw. The region benefits from a steady flow of leisure travelers, sports tourism and retail-driven visitors—supporting strong occupancy and long-term growth for hospitality operators.

“With its strategic location near Gulf Shores attractions and strong revenue performance, Days Inn Foley presented an exceptional investment opportunity,” Kabani, CEO and founder of Kabani Hotel Group, said in a statement. “This sale highlights the ongoing investor appetite for well-performing, limited-service hotels in emerging Southern markets.”

The Gulf Coast hospitality market continues to attract both private and institutional capital, fueled by population growth, year-round tourism, and consistent demand from entertainment, events, and outdoor recreation. Even amid broader economic uncertainty, well-positioned, value-oriented assets like Days Inn Foley remain in high demand.

“This transaction reflects our firm’s ability to connect buyers with high-yielding hospitality assets across the Southeast region,” added Mondino, partner at Kabani Hotel Group. “Foley’s strong tourism fundamentals and the hotel’s established operating history made it a standout opportunity.”
