At Mine Hospitality buys Ft. Lauderdale hotel

The executive team of At Mine Hospitality, a Miami-based hotel management company, recently acquired a boutique, eight-room hotel in Fort Lauderdale, Fla. formerly known as “Las Olas Guest House.” Other terms and conditions were not disclosed.

The property is scheduled to reopen in July 2025 and is currently undergoing renovations and will be fully refreshed and redesigning with a modern “beachy” FF&E package that highlights the location, uniqueness and tropical feel.

The new hotel name, The Victoria Hotel, highlights the neighborhood, Victoria Park, where it’s located and seeks to elevate the location and proximity within minutes to the beach, parks and entertainment. Amenities include a large, heated pool, lush courtyard with ample loungers and seating, dedicated on-site parking, and various in-room items and features. There is Holiday Park, a 93-acre park, across the street and the Fort Lauderdale Beach is within 10 minutes.

The property has an interesting history. It was originally constructed in 1956 as a small, multifamily residential property then later converted to a licensed bed and breakfast in 2000 and has been operating as such for the last 25+ years. As a sought out neighborhood, many smaller traditional homes and buildings akin to “Old Florida” are being demolished and replaced by larger modern home and commercial buildings. The Victoria Hotel is a staple of the Victoria Park neighborhood and ownership is cognizant of the significance and value it brings to the community as the need for a luxury feel but boutique and inexpensive accommodation for all travelers.

The At Mine Hospitality team consists of Mike Merryman, Matteo Soldatini, Niccolo Boscardi, Cristiano Romani and Jason Belisario, who have decades of investment, development and asset management experience. Being based locally with three other hotels under management nearby and 28 hotels total to-date, the partnership saw an opportunity to acquire the property at a low basis well below the asking price and appraised value in an attractive submarket. This opportunity is a true value add play whereby the team will renovate, rebrand and refurnish the hotel and install local and professional management, according to the company.
